Cottage Development & Integrated Development Ordinance (IDO)
This page contains information about zoning requirements for cottage developments in Albuquerque.
Cottage Developments are allowed in all zone districts that allow single-family dwellings on a premises that is at least 10,000 square feet. Cottage developments can be designed as detached (single-family dwellings) or attached (duplexes).
- While the R-1 zone district typically only allows single-family dwellings, cottage development provides an additional housing option on large lots for single-person households and people looking to age-in-place.
- Over 1 in 6 lots zoned R-1 are over 10,000 square feet, or 36% of the area zoned R-1 [9,771 acres of 27,429 acres].

Cottage Developments must comply with zoning requirements in the City’s Integrated Development Ordinance (IDO).
Cottage Development Use-Specific Standards

- Cottage developments must be located on premises between 10,000 square feet and 3 acres.
- Each dwelling unit must be between 650 s.f. and 1,200 s.f.
- Each dwelling unit must have a porch.
- Dwelling units may be attached to one other dwelling unit (i.e., duplex).
- Cottage developments may have shared kitchen / dining / common area.
Off-street Parking Standards

- ADA requirements must be met.
- On properties in a Center or Corridor [i.e., Urban Center, Activity Center, Main Street area, Premium Transit area, or Major Transit area], no off-street parking is required beyond ADA requirements. See the Zoning Map, Button 2 for Center/Corridor boundaries.
- In other locations, 4 spaces are required for every 5 dwelling units AND 2 additional spaces are required for visitors (per project).
