City Seeks Developer for Prime Site Near UNM to Boost Housing and Walkability

MRA issues RFP for 306 Yale Blvd SE, inviting proposals that strengthen the University Area’s housing and neighborhood vitality

ALBUQUERQUE – The City of Albuquerque’s Metropolitan Redevelopment Agency (MRA) has issued a Request for Proposals (RFP #04-2025) seeking qualified developers to transform a vacant, City-owned parcel at 306 Yale Boulevard SE into new housing or neighborhood-serving uses that align with the University Metropolitan Redevelopment Area Plan.
 
Located just north of a neighborhood grocery store and within walking distance of the University of New Mexico and Central New Mexico Community College, the half-acre site is positioned for a project that enhances walkability, safety, and the surrounding commercial environment.
 
“We’re aligning City tools to unlock housing where it makes the most sense,” said Mayor Tim Keller. “This RFP pushes Housing Now forward by pairing a public asset with private expertise to deliver housing that keeps the University Area vibrant, connected, and affordable.”
 
“This is one of those small but strategic parcels that can make a big difference,” said Terry Brunner, Director of the Metropolitan Redevelopment Agency. “Filling this gap at 306 Yale will strengthen the corridor, add housing options, and make the area safer and more inviting for everyone who walks or bikes here every day.”
 
The property is zoned MX-L (Mixed-Use – Low Intensity), which allows a blend of residential, retail, and civic uses suited to neighborhood-scale development. While the City will donate the land as part of this opportunity, selected developers may also pursue additional MRA incentives such as the Redevelopment Tax Abatement program or other eligible housing resources to support project feasibility.
